Mechanical engineering design services for a 16-story high-rise building and parking garage of approximately 300,000 SF to 350,000 SF commercial office space (shell + core, no tenant improvement).
Mechanical systems include a roof mounted high efficiency chiller plant as well as floor mounted air handlers and fan coils. Features of the central plant include high efficient magnetic bearing chillers, cooling towers, boilers, pumps, and full DDC controls. All pumps, chillers, and cooling towers have variable frequency drives. The tower has four (4) levels of below grade parking that is vented using high efficiency fans controlled by carbon monoxide sensors. General exhaust (including relief, restrooms, etc.) is through a high efficiency roof mounted exhaust fan.
Plumbing systems include plumbing fixtures at core bathrooms on every level, sanitary waste and vent as well as domestic water stacks are provided for future tenant improvement. Domestic water booster pump is provided to deliver required water pressure at each level. Lower level parking is provided with drains, sand-oil separator and sump pump. All roof drainage is filtered by bio-filter and connected to site storm drainage system. A grease waste system is provided to serve a future kitchen facility.
