Mechanical and plumbing design for the interior remodel of 2 floors, 47,000 SF of Building ‘BG’ in San Diego, California. This project includes 64 offices, 145 open plan workstations, 2 break rooms, one 2,000 SF lab and one 760 SF lab, 13 conference rooms and 9 privacy rooms plus various other ancillary areas.
Mechanical systems include new tenant four pipe fan coils per Qualcomm standards to serve labs, network, conference and office spaces. New VRF split systems were added as required to meet the increased tenant loads. New tenant outside air systems were added for the increased occupant load. Building exhaust and outside air systems were added as required to serve added restrooms, as well as individual lab equipment exhaust requirements and to maintain building pressurization. Careful consideration was given to the controls of each system working closely with the owner to provide alarm and monitoring as requested.
The building renovation includes new plumbing systems, such as adding employee restrooms and break room plumbing fixtures. New sanitary waste and vent was added and connected to existing utilities. New domestic water was added and connected to existing utilities. New electric water heaters were added to serve new plumbing fixtures.
