Mechanical and plumbing design for a new Esencia K-8 School for the Capistrano Unified School District, located in Rancho Mission Viejo, CA. The Initial program building area is 83,435 SF, and the site area is 609,840 SF. The construction of the 14-acre campus consists of seven individual buildings; playground areas; staff and visitor parking areas; outdoor shade structures; courts for sports; athletic fields; landscaping, fencing, and hardscape; as well as areas for future expansion. A new kitchen and student library are also provided, and the 8th grade facility includes a science and laboratory area for research and study.
Mechanical systems include high efficiency gas electric rooftop package units and split systems AC units for select areas with efficient air distribution serving classrooms, administration, library, science lab, locker room, and kitchen areas. Electrical rooms, elevator equipment rooms, and IDF rooms are served by individual cooling only split systems. Restrooms, locker rooms, and janitor rooms are exhausted with roof mounted or inline exhaust fans.
Plumbing systems include domestic cold and hot water distribution systems, sanitary waste and vent systems, storm drain systems, natural gas distribution systems, and a grease waste system for the kitchen. Also included are low flow plumbing fixtures, and high efficiency domestic hot water heaters.
All systems are designed to be as efficient as possible.
